Why Sunnyvale Residents Choose Us for PGT Service

Neil Drummond, our owner, has spent close to three decades working residential construction in the South Bay. He grew up in the Saratoga foothills and trained at West Valley College’s building trades program, where the focus was framing, concrete, and structural work. That background matters when you’re putting PGT windows into a 1950s post-and-beam Eichler where nothing is square and the rough openings have shifted over 60 years.

We’re not a PGT factory-authorized dealer, and we won’t pretend to be. We’re an independent contractor who installs and services PGT products because they perform well in Sunnyvale’s climate when they’re installed correctly. We stock the most common OEM PGT parts for WinGuard and EnergyVue lines so we can often repair a window same-week rather than waiting on a factory shipment. Our PGT sales & service work covers everything from a single failed sash to a full-home window package on a second-story addition.

Common PGT Construction Problems We Solve in Sunnyvale

• Thermal seal failure in dual-pane glass. Sunnyvale’s dry summers mean intense heat cycling on south-facing and west-facing exposures. We regularly replace fogged or hazy PGT insulating glass units on WinGuard and EnergyVue windows in the 94087 ZIP, especially on homes off El Camino Real where afternoon sun hits hard.
• Warped or faded vinyl frames on WinGuard units. The original single-pane windows in Eichler homes get replaced with PGT vinyl, but if the new units aren’t sized for the openings properly, UV exposure accelerates warping. We replace sash kits and realign frames so the window operates smoothly after years in direct sun.
• Hardware corrosion and track misalignment on aluminum-series PGT windows. Dry-season wildfire smoke and ash settle into window tracks across Sunnyvale. On WinGuard Aluminum Series windows, we clean out hardened debris, replace corroded rollers and locks, and re-square the sash so it closes tight.
• Water intrusion at sill pans and flashing on post-and-beam roof tie-ins. When PGT windows are installed under Eichler overhangs without proper drainage plane integration, water finds its way in during winter rains. We pull the window, correct the flashing and sill pan, and reinstall with the drainage plane tied in correctly.
• Broken locks and cranks on casement and awning operators. With frequent use and some ash grit, PGT hardware wears out. We replace latches, crank mechanisms, and balance systems using OEM parts so the window locks securely and operates without binding.

PGT Service in Sunnyvale: What Local Conditions Mean for Your Equipment

Sunnyvale inspectors require engineered plans for any alteration touching the post-and-beam roof structures of Eichler homes. This is a reality contractors crossing over from San Jose or PGT in Santa Clara routinely underestimate, and it changes the entire scope of a PGT window replacement. You’re not just swapping glass. When we install PGT windows in an Eichler, we’re often working around load paths that run through those exposed beams, and the window openings themselves carry part of the roof load. On a job in the 94086 ZIP code, our crew replaced a set of failed PGT WinGuard vinyl windows that had warped frames from years of sun exposure. We installed new OEM sash kits with low-E glass and reinforced the rough openings to meet Sunnyvale’s seismic and Title 24 requirements. The homeowner now has smooth-operating windows and a tighter building envelope, without altering the iconic post-and-beam aesthetic. The details you don’t see are the ones that matter most.

That same logic applies to Title 24 energy compliance, which is stricter in Sunnyvale than in neighboring cities for homes with shallow slabs and limited attic depth. PGT windows with the right solar heat gain coefficient can help your remodel pass the energy calc the first time, but only if the window is specified for your exact orientation and overhang conditions.

PGT Models & Products We Service in Sunnyvale

We install, repair, and replace across the full PGT residential line, including WinGuard Aluminum Series, WinGuard Vinyl Series, Architectural Series, and EnergyVue Series window and door products. For critical components like seals, hardware, and glass units, we use OEM PGT parts to guarantee fit and performance. For non-structural items like trim and some exterior caps, we’ll source quality aftermarket components when availability or budget makes more sense. We keep common PGT seal kits, balance springs, and hardware in our service van for faster turnaround on Sunnyvale jobs, which means less waiting on backordered factory parts.

FAQs – PGT Construction in Sunnyvale

My PGT windows fog up between the panes. Do I need to replace the whole window?
No. Fogging between the panes is a thermal seal failure in the insulating glass unit (IGU), and most PGT windows let you replace the glass without pulling the frame. We source the correct OEM IGU for your WinGuard or EnergyVue model and replace it in place, which costs far less than a full window replacement. Call (877) 358-6557 for an exact quote on your Sun

nyvale home, and we’ll inspect the sash to confirm a glass-only repair makes sense.

Can you install PGT impact windows in an Eichler home without modifying the post-and-beam structure?
Yes, in most cases. The trick is engineering the window opening correctly. We work with a local structural engineer familiar with Eichler framing to confirm load paths before we touch the rough opening, then install PGT impact windows using reinforced framing and proper flashing. The post-and-beam structure stays intact; the window performs to code.

Are PGT vinyl windows suitable for Sunnyvale’s climate?
They are. PGT WinGuard Vinyl Series windows hold up well in Sunnyvale’s mild Mediterranean climate, with almost no freeze-thaw cycles to stress the frames. The bigger issue is UV exposure on south and west elevations, so we typically spec low-E glass and consider exterior shading when we’re quoting a replacement.

How do I know if my PGT window needs repair or replacement?
We evaluate every window honestly. If the frame is sound and the glass is good but hardware is worn, repair makes more sense. If the frame has warped, the thermal seal has failed on multiple panes, or the window no longer meets Title 24, replacement is the better investment. Call (877) 358-6557 and we’ll give you a straight answer after looking at the window.

Do you handle PGT warranty claims for Sunnyvale homeowners?
We can help you document the issue and work through the PGT warranty process, but we’re not a factory-authorized dealer, so we don’t submit warranty claims on your behalf. We’ll provide the photos, measurements, and diagnosis you need to file a claim, and we can handle the repair or replacement work if the warranty doesn’t cover the full scope.
